Water Rights are Secured for 300 Years

Water rights have been secured for you for 300 years and will be conveyed to you by Special Warranty Deed at closing. In summary this gives you rights to pump 0.47 acre feet of water per year which is about 12,762 gallons per month or 425 gallons per day average usage. The average usage per person in America is 40 gallons. It accounts for use on everything from bath/shower, flushing toilets, and washing dishes and clothes. A family of 4 would use about 160 gallons per day inside and still have plenty of water for outside use as long as the outside water use was planned appropriately.

Underground Utilities

Your home construction can start immediately because you already have electricity on your home lot. And becauseElectric Utility Box you already have electric at your site you can get started putting a well in right away to water trees and support you during construction. Later if you choose to put solar panels on your roof you have the advantage of Net Metering (see link to article below). All utilities will be underground. This includes well, septic and propane tanks. Wells are to be drilled to the Laramie-Fox Hills Aquifer of the Denver Basin. Cottonwood Creek Estates is served by Mountain View Electric Association which is a Coop with friendly people, good service and rates. MVEA is interested in saving energy. In the May 2008 edition of their Magazine “Colorado Country Life” there was an article titled “Co-op Net Metering Bill Signed by Gov. Ritter” which gives you the benefit of banking electricity that you create on the electric grid and then using it when the sun is not shining.  You receive full price for electricity placed on the grid for later use.  Read Full Article here.

A typical day in Cottonwood Creek Estates

I woke up to a meadowlark singing with the light just streaming over the prairie.  The sunrise is absolutely beautiful as the pink eastern sky reveals a glowing orb. Several varieties of birds are flying from the apple trees to the pine trees.  The young mocking birds are testing their wings and a black bird with a shiny head that I don't know the name of is feeding in the tall grass.  The quail family young ones have recently left and now just mom and dad are strutting along the row of trees looking for breakfast.  The rabbits are feeding among the wild flowers and grasses as are the ground squirrels.  Prong horns (AKA Speed Goats or sometimes mistakenly called Antelope) are often seen feeding in the distance and this morning one wondered into the field next to us.  I just love the calm of nature.  I see so much beauty in the wild flowers of all varieties and the wild grasses.  Even some small cactus can be found flowering. I enjoy a walk with the dog first thing in the morning before plunging into the days work. The drive to town is traffic free so I can maintain the 65 mph speed limit with no slow downs. In the evening I watch the sunset over Pikes Peak.  The peace and calm is healing after a days work or a day working and relaxing around the house.
